Enquiry and confirmation
Selecting dates and submitting the form is an availability enquiry and does not hold the dates. The owner checks availability and details and, if the enquiry is accepted, sends a payment link valid for 24 hours. The booking is formed only after full payment and the subsequent confirmation email. If payment is not made in time, the enquiry expires and the dates become available again.
Availability
Calendars import unavailable dates reported by external booking platforms, but recent changes can be delayed. Before accepting an enquiry, the owner performs a final check and manually blocks the dates on other channels.
Prices, discounts and cleaning
Perledo costs €130 per night Sunday to Thursday and €135 on Friday and Saturday, plus €60 final cleaning. Mandello costs €160 per night Sunday to Thursday and €165 on Friday and Saturday, plus €80 final cleaning. Carate Urio costs €250 per night Sunday to Thursday and €255 on Friday and Saturday, plus €60 final cleaning. Accommodation only is discounted by 10% from 7 nights or 20% from 28 nights; discounts cannot be combined. The discounted accommodation amount is rounded to the nearest euro. The estimate shows every item before the enquiry is sent. Wi‑Fi and ordinary utilities are included.
Tourist tax
The estimated tax is shown separately and collected by the owner against a receipt, no later than departure. Perledo: €3 per person per night, up to 5 nights. Mandello: €2 per person per night, up to 7 consecutive nights. Carate Urio: €3 per person per night, up to 7 consecutive nights, throughout the year. Municipal residents and the other categories listed in the local rules are exempt; depending on the municipality these include certain children, non-self-sufficient persons and companions, and stays for service or emergency. Exemptions entered in the enquiry are provisional and must be checked and documented before confirmation or final settlement. If municipal rules or rates change, the amount required by law at the time of the stay applies.
Payment
Full payment is made on the secure Stripe checkout page opened from the link sent after approval. The charge is made when the guest confirms payment. Stripe provides the payment confirmation and the owner sends the booking confirmation and any required documentation. Cards, Apple Pay and Google Pay appear when available for the device and selected method.
Guest cancellation
Cancellation is free until 23:59 on the fourteenth day before arrival. After that time, the booking is non-refundable. No refund is due for a no-show or early departure. Cancellation must be sent by email or WhatsApp using the contacts below. When due, the refund is initiated to the original payment method within 7 days after cancellation is confirmed; posting time depends on Stripe and the payment issuer.
Owner unavailability
If the owner cannot provide the booked home, all amounts received are refunded to the original payment method. The owner may offer an alternative, which the guest is free to accept. Mandatory rights under applicable law remain unaffected.
Withdrawal right
The 14-day withdrawal right available for some distance contracts does not apply to accommodation services supplied on a specified date or during a specified period. The cancellation terms above therefore apply.
Length of stay and times
Stays are from 2 to 30 nights. Check-in from 14:00 in Perledo and Carate Urio and from 16:00 in Mandello. Check-out is by 10:00 in all homes. If several rental contracts between the same parties exceed 30 days in total in the same year, statutory registration requirements apply.
Identification and check-in
Every guest must be identified on arrival by showing a valid identity document, either in person or by real-time video call at the time of access. Access instructions or keys are not issued solely on the basis of a code or document copy sent in advance. Required guest details are reported to the authorities under applicable law.
Guests and house rules
Perledo accommodates up to 3 guests, Mandello up to 6 and Carate Urio up to 4. Pets, smoking, parties, subletting, undeclared extra guests and unregistered visitors are prohibited. Guests must respect condominium rules, neighbours and quiet hours from 22:00 to 08:00. No security deposit is required, but the guest remains liable for damage caused by anyone in their booking.
Access and parking
Perledo has three entrance steps and free public parking with a pass, without a reserved space. Mandello is on the first floor with no lift and has no private parking; public parking is available nearby. Carate Urio is reached on foot through lanes and steps; free or paid public parking can be limited.
Other platforms
For stays booked through Airbnb or another platform, the conditions accepted on that platform apply.
Law, courts and language
Italian law applies. Where the guest is a consumer, the courts of the guest’s place of residence or domicile have jurisdiction where required by law; otherwise jurisdiction follows the applicable rules. If translations differ, the Italian version prevails.
